EICRs Are Now Mandatory in Northern Ireland from 1 December

Electrical safety rules for rental properties have officially changed. From 1 December, every private rented property in Northern Ireland must have a valid Electrical Installation Condition Report (EICR). This requirement is now fully in force, and landlords must make sure their property meets the legal standard to continue letting.

This update brings Northern Ireland in line with the rest of the UK and marks a major step toward improving tenant safety across the sector.

What Has Changed

EICRs are no longer best practice. They are now a legal requirement for all rental properties in NI.

Every landlord must ensure:

• A valid EICR is completed at least every five years by a qualified and registered electrician
• Any remedial work identified in the report is completed within 28 days, or sooner if required
• New tenants receive the EICR before moving in
• Existing tenants receive it within 28 days of the inspection
• A copy of the report is available for local councils if requested

This applies to all new and existing tenancies.
All existing leases must have an EICR completed by December 2025.

If a property does not have a valid EICR, the landlord is now considered non-compliant and may face penalties or fines.


What Landlords Need To Do Now

If your property has not had an EICR within the last five years, you should take action immediately.

  • Book an EICR inspection as soon as possible
  • Use a registered electrician such as NICEIC or NAPIT
  • Keep copies of the report, any repair evidence, and communication with tenants
  • Inform your letting agent once the EICR is completed
