Being a landlord isn’t just about finding a tenant and collecting rent, it often feels like a full-time second job! One of the first and most important legal steps before letting out your property is registering as a landlord.
What is the Landlord Registration Scheme?
In Northern Ireland, it is a legal requirement to register under the Landlord Registration Scheme Regulations (Northern Ireland) 2014. Registration must be completed by the property owner and can be done online at:

The aim of the scheme is to improve standards in the private rental sector and ensure that all landlords are accountable.
Penalties for Not Registering
Failure to register can result in serious consequences, including:
- A fixed penalty of up to £500
- If taken to court, a fine of up to £2,500
These penalties highlight the importance of getting registered and staying compliant with the latest regulations.
Cost of Registration
- £70 for a digital certificate
- £80 for a paper certificate
Registration is valid for three years and must include all properties you let. As your portfolio grows, be sure to update your registration accordingly.
