From 1 September 2024, new legal requirements for Smoke, Heat and Carbon Monoxide (CO) alarms came into force across Northern Ireland’s private rented sector.
At Quicklet NI, our priority is ensuring every landlord we work with stays compliant, protected, and up to date with these safety standards.
This article explains what the law requires, what we’ve done to make your properties compliant, and how we’ll continue to manage compliance for 2025 and beyond.
The Law in Brief
The Smoke, Heat and Carbon Monoxide Alarms for Private Tenancies Regulations (Northern Ireland) 2024 apply to all private rented homes.
Since December 2024, every rented property must:
- Have the correct number and type of alarms
- Ensure all alarms are interlinked and working
- Keep records of testing and maintenance
As your property management partner, Quicklet NI ensures you are aware of compliance updates. With a team of contractors, we can deal with all required actions needed in your property to ensure you are compliant.
What Every Property Must Have
Quicklet NI ensures your property includes:
✅ Smoke Alarms: one in the main living area, and one in every hallway or landing on each floor.
✅ Heat Alarm: one in every kitchen.
✅ Carbon Monoxide Alarm: one in any room or space with a boiler, stove, open fire, or flue.
All smoke and heat alarms must be interlinked (mains-wired or sealed 10-year battery) and meet BS 5839-6. CO alarms must meet BS EN 50292.
